As a Certified Mobile Home Inspector through InterNACHI, I follow the InterNACHI Standards of Practice for mobile/manufactured homes. Every inspection includes a detailed review of the home’s major systems, structure, and crawlspace, complete with photos, videos, and descriptions in your report.
What's Covered in a Mobile Home Inspection?
Roof & Exterior Siding – Signs of patchwork, deterioration, or poor flashing.
Windows, Doors & Stairs – Proper function, safety concerns, and weatherproofing.
Plumbing & Water Systems – Leaks, aging materials, or unsafe modifications.
Electrical Systems – Panel inspections, visible wiring, GFCI protection, safety issues.
HVAC & Ductwork – Condition of heating/cooling systems and airflow.
Interior Features – Walls, ceilings, flooring, appliances (as accessible).
Crawlspace Access – Critical in mobile homes. I inspect for:
Plumbing leaks
Pier settlement or shifting
Wood rot or moisture damage
Unsafe wiring
Rodent activity
Missing or inadequate vapor barriers
Crawlspace issues are among the most common — and most important — defects I find in these types of homes.
