What's included in a mold inspection?

  • Visual Assessment: Interior and accessible areas are evaluated for visible microbial growth, staining, or moisture intrusion.

  • Moisture Detection: Thermal imaging, a moisture meter, and a digital thermo-hygrometer are used to identify hidden damp areas or elevated humidity.

  • Surface Sampling: Swab or tape lift samples can be collected from areas of visible concern.

  • Air Sampling: Using a calibrated Bio Pump, air samples are drawn and sent to EMSL Analytical, a nationally accredited laboratory.

  • Fast Lab Results:

    • Standard Turnaround: 24 hours (excluding weekends)

    • Expedited Option: Results in as little as 4 hours

What do the CDC and NIOSH Recommend?

The Centers for Disease Control (CDC) and the National Institute for Occupational Safety and Health (NIOSH)emphasize that:

“There are no health-based standards for mold or other biological agents in indoor air. We do not recommend routine air sampling for mold with building air quality evaluations.”

Instead, they recommend thorough visual inspections and attention to musty odors, which are often more reliable than short-term air sampling. Their guidance notes that:

  • Air sample results may not reflect actual occupant exposure

  • Spore counts and colony-forming units often do not capture the full range of exposures

  • Negative air sample results do not rule out a problem

  • What building occupants react to could be mold, a compound produced by mold, something bacterial, or off-gassing from building materials

That’s why our mold inspections focus on both visual and sensory evidence (visible growth, staining, musty odor) and measured data, when appropriate.

Testing is best used to confirm suspicions, provide documentation, or serve as a baseline before or after remediation — not as a standalone health safety report.

Understanding the Types of Mold Sampling

Not all mold testing is the same. At Red Rock Home Inspections, the type of sample collected depends on the situation and the area of concern. Here’s a breakdown of when and why each method is used:

Surface Sampling
Surface samples are collected when visible mold-like staining is present and need to be confirmed microscopically. These samples can help determine the type of mold present but not whether it’s actively growing or releasing spores into the air.

Tape Lift
Used on smooth, dry surfaces like drywall or painted trim. A clear adhesive slide is gently pressed to the area and then sealed for lab analysis.

Swab Sample
Used on rough, porous, or damp surfaces like wood framing, concrete, or insulation. A sterile swab is rolled across the area to capture mold spores and hyphae.

Air-O-Cell Air Sampling
Air samples are collected when there is no visible mold, but concerns remain — such as musty odors, previous water damage, allergy symptoms, or as a clearance check after remediation.

A Bio Pump draws a fixed volume of indoor air across an Air-O-Cell cassette, which traps airborne spores. Typically, a control sample is taken outdoors to compare indoor vs. natural spore levels. Lab analysis provides a breakdown of spore types, concentration, and quantity per cubic meter of air.

This testing does not determine health risks, but it does help confirm whether an environment has elevated spore levels compared to normal background conditions.

Important Scope Limitations

Our mold inspections are non-invasive and are intended to document the presence of visible microbial growth, elevated moisture conditions, and airborne spore levels when sampling is performed.

What's NOT Included?

  • We do not diagnose the specific cause of mold growth (e.g., hidden vapor drive, HVAC imbalance, or complex building envelope issues).

  • We do not perform or prescribe mold remediation or cleaning protocols.

  • We do not move or open walls, flooring, or cabinetry to inspect concealed areas.

  • We do not provide medical advice or guarantee indoor air quality safety.
