What’s Included in a Pool & Spa Inspection?
Our inspections follow the InterNACHI® Pool and Spa Inspection Standards of Practice (2025). We perform a visual, non-invasive evaluation of accessible components, including:
Water level & interior surface condition
Coping, tile, steps, ladders & handrails
Pumps, motors, plumbing, filters & valves
Drains, skimmers, blowers & spa jets
Heaters, heat pumps & electrical components
Bonding & GFCI protection
Pool lights (on/off operation)
Pool decks, fencing, safety barriers & alarms
Vegetation, grading, and nearby structures
We describe the type of pool or spa, filtration system, drain type, heater energy source, and safety barriers, and we document any material defects found during the inspection.
What is not included in a pool inspection?
Pool & spa inspections are non-invasive and visual in nature, meaning components that are not accessible, visible, or safely operable at the time of inspection are excluded. This includes:
Underground plumbing lines
Subsurface drain lines
Internal pipe pressure testing
Buried or inaccessible equipment
Pool liners, covers, and finishes below the waterline
Water chemistry analysis or leak detection
Specialized evaluations (such as hydrostatic testing, camera scoping, or water quality testing) fall outside the scope of a standard pool & spa inspection but may be recommended based on conditions observed.
